German Energy Savings Regulation (EnEV) and Energy Performance Certificate
Since the first Energy Saving Regulation (EnEV) came into force in 2002, residential buildings have been considered in a holistic manner: building and installation engineering are supposed to form a reasonable whole. The primary energy demand required for heating, ventilation and drinking water heating has been restricted by the lawmaker and the limiting values have been tightened several times in the meantime.
When the current EnEV came into force on 1 October 2007, this also had a massive impact on the building stock. In Germany the Energy Performance Certificate which offers the possibility to evaluate the quality of residential buildings in terms of energy efficiency has been introduced for the first time. In July 2008 the last transition period of the energy efficiency certificates expired. On the occasion of every change of tenants or proprietor the potential purchaser or tenant is entitled to take a look at the Energy Performance Certificate. He is thus able to get a fairly clear idea of the flat’s condition in terms of energy efficiency before deciding whether to purchase or rent it. It is obvious that flats with a positive rating on the Energy Performance Certificate are more popular than others! Comparisons clearly show: The primary energy demand decreases due to the installation of a Pluggit room ventilation system with heat recovery, the rating on the Energy Performance Certificate considerably improves and the letting value of a property increases, too. You, as the proprietor, or the tenant will save money on the heating bill!
